Overview

Mexican investor temporary residence for foreign nationals committing 45,850 UMA-days (~USD 186,272) to a Mexican company, real estate, or productive assets.

Mexico's Temporary Resident Visa for Investors lets foreign nationals reside in Mexico by committing capital locally. Issued by SRE at a consulate and exchanged at INM in Mexico, it requires documented investment exceeding 45,850 UMA-days (~MXN 3,457,400 / ~USD 186,272) via Mexican company shares, business real estate or assets, or an enterprise employing at least three workers.

The consular fee is USD 54 and the INM card fee is about MXN 5,570. The initial card lasts one year and renews in 1/2/3-year steps up to a four-year cap, after which holders convert to permanent residency. The visa is single-entry and the INM canje must be filed within 30 days of arrival. Local employment is not authorised by default.

This visa is ideal for entrepreneurs buying into a Mexican company, real-estate investors holding substantial commercial property, and operating-business owners able to document the threshold and seeking a clear path to permanent residency.

Advantages & Considerations

Key Benefits

  • Clear path to permanent residency after up to 4 years on the temporary card.
  • Investment can be a Mexican company stake, real estate, business assets, or an operating enterprise.
  • No Mexican employer sponsor required — the investor is the petitioner.
  • Initial card valid 1 year, renewable in 1/2/3-year steps up to 4 years total.
  • Spouse and minor children can apply as dependents under the same status.
  • Low consular fee (USD 54) and modest INM card fee (~MXN 5,570).
  • Allows residence in Mexico while managing investment activities or foreign-paid work.

Worth Knowing

  • Investment must exceed 45,850 UMA-days (~MXN 3,457,400 / ~USD 186,272), documented with deeds or share contracts.
  • Visa is single-entry; INM canje must be filed within 30 calendar days of arrival.
  • No automatic work authorization — Mexican-paid employment needs a separate INM permit.
  • UMA-pegged threshold is updated each February, so the peso amount shifts annually.
  • Dependents do not receive work permission with the temporary resident card.
  • Investment below the 45,850 UMA-day threshold (currently ~MXN 3,457,400) disqualifies the investor route.
  • Investments held purely abroad without Mexican legal-entity participation or local assets do not qualify.

Application Process

1

Gather investor documentation: share purchase contracts, deeds, asset valuations, or proof of 3+ Mexican employees; assemble evidence the investment exceeds 45,850 UMA-days.

2

Book an appointment at the Mexican consulate via citas.sre.gob.mx (or MiConsulado portal / phone where available).

3

Attend the consular interview with passport, completed visa form, photo, originals and copies of all investor evidence, and pay the USD 54 consular fee.

4

Receive the single-entry temporary resident visa (180-day validity) sticker in the passport.

5

Enter Mexico within the visa validity period (single entry only).

6

Within 30 calendar days of entry, file the canje at INM to receive the 1-year Temporary Resident Card (Tarjeta de Residente Temporal), paying the MXN 5,570 derecho.

7

Renew the card before expiry for 1, 2 or 3 additional years up to a 4-year total; thereafter apply to convert to Permanent Resident status.
