Overview

Residence by investment requiring €500,000+ real estate. Program concluding April 2026.

Spain's Golden Visa (Investor Visa under Law 14/2013) offered residency to non-EU nationals who invested at least €500,000 in Spanish real estate, €2M in public debt, or €1M in company shares. The program was abolished on April 3, 2025, by Organic Law 1/2025, ending new applications under all investment routes.

The initial visa allowed 1 year of stay; the residence permit lasted 3 years, renewable for 5. No minimum physical presence was required. Spouses and children could join and work without restriction. Holders gained Schengen-area travel rights and a pathway to permanent residency.

This visa is ideal for high-net-worth non-EU investors who applied before April 3, 2025 and are managing renewals under the transitional rules.
