Overview

EUR 300,000+ investment route to permanent residence in Cyprus for non-EU nationals, with EUR 50,000 secured annual income from abroad.

Cyprus's Immigration Permit for Investors, under Regulation 6(2) of the Aliens and Immigration Regulations (revised May 2023), is permanent residence for third-country nationals who invest at least EUR 300,000 plus VAT in Cypriot assets. The Migration Department issues it on an expedited basis for investments in new-build property, other real estate, Cyprus company shares, or AIF/RAIF fund units.

Applicants must also show EUR 50,000 secure annual income from abroad, rising EUR 15,000 for a spouse and EUR 10,000 per child, plus private health insurance and a clean criminal record. Fees are EUR 500 per application and EUR 70 per ARC. Decisions arrive in about two months; the permit does not expire, but holders must visit once every two years and cannot work locally.

This visa is ideal for financially independent non-EU investors and families who want indefinite EU residency, can hold EUR 300,000 in Cypriot property or funds, and earn enough abroad to live without local employment.

Application Process

Transfer investment funds to Cyprus from abroad and pay the seller from a Cyprus bank account; keep remittance evidence

Assemble supporting documents: title deed/sale contract filed with Lands & Surveys, source-of-funds proof, EUR 50,000+ income proof, clean criminal record, health insurance, declaration of non-employment

Complete Application Form MIP2 and the document checklists from the Migration Department website

Book appointment and submit the application in person (or via authorised representative with certified authorisation letter) at the Migration Department; pay EUR 500 application fee + EUR 70 per person ARC fee

Migration Department processes under the expedited procedure and forwards to the Deputy Minister of Migration and International Protection for decision (~2 months)
